DENTAID HEADQUARTER OFFICES AT PARC TECNOLÓGIC DEL VALLÉS

THE PROJECT REQUIREMENTS WERE TO CONCENTRATE IN JUST ONE BUILDING WAREHOUSE, OFFICES AND PRODUCTION FOR DENTAID COMPANY AT PARC TECNOLÒGIC DEL VALLÉS. THIS ONE BUILDING IS DESIGNED AS A CLEAR, ROTUND PRISM WITH A GLASS AND ALUMINUM FACADE, OUTSTANDING ITS GEOMETRIC CHARACTER IN AN ENVIRONMENT LACK OF REMARKABLE REFERENCES.

THIS PROJECT CONSISTED IN DESIGNING A WHOLE COMPLEX OF OFFICES AND COMMERCIAL AREAS IN THE EIX MACIÀ OF SABADELL , JUST IN FRONT OF PARC CATALUNYA. THREE BUILDINGS (8, 10 AND 18 STORIES) INTEGRATE THE COMPLEX, RISING FROM A COMMON FOUR STORY BASEMENT.
DESPITE THE MAJOR USE IS FOR OFFICES, A 9000 M2 AND FOUR STORIES HIGH SHOPPING MALL IS INCLUDED. THE CHOICE OF A GLASS CURTAIN WALL WITH STRUCTURAL SILICON FOR THE FACADE ALLOWS HIDING THE METAL STRUCTURAL WORK AND AT THE SAME TIME MAKES US LOOSE THE BUILDING´S SCALE AND DETAILS, CREATING AN INTERESTING GAME OF GEOMETRY AND LIGHT.

THE BUILDINGS ARE LOCATED IN PLOTS B1 AND B2 OF THE ALMEDA PARK CORNELLÀ DE LLOBREGAT, WITH ONE SIDE FACING TIRSO DE MOLINA AVENUE,AND WITH ITS MAIN FACADES ORIENTED TOWARDS "LA PLAZA DE LA PAU", A GREEN OPEN SPACE. THESE BUILDINGS ARE OFFICES FOR RENT, INTEGRATED IN GROUP OF 8 BLOCK SET AROUND A CENTRAL PLAZA. THESE BLOCKS HAVE SIMILAR VOLUMETRIES AND FORM A SMALL BUSSINESS DISTRICT (ALSO DESIGNED BY OUR TEAM). BOTH BUILDINGS SHARE THE SAME CONCEPT AND TYPE OF FACADE: PURE, CLEAR AND WHITE VOLUMES, ALTHOUGH BUILDING B1 HAS A MORE COMPLEX GEOMETRY, REPRESENTING THE MAIN ENTRANCE TO THE COMPLEX.

THE PURPOSE OF THIS JOB WAS TO CHANGE THE COMPLETE FACADE OF A 22 STORIES OFFICE TOWER BUILT IN 1964, LOCATED IN DIAGONAL AVENUE, BARCELONA. OUR CLIENT: A COMMUNITY OWNERSHIP, WITH ALL THE COMPLEXITY IT IMPLIES. OUR GOAL WAS TO ADAPT THE BUILDING TO THE NEW FIRE EXTINCTION REGULATIONS, ALLOW THE LOCATION OF THE AIR CONDITIONING MACHINES IN EVERY FLOOR AND IMPROVE ITS APPEARANCE. THE CHALLENGE WAS TO DO IT WITHOUT STOPPING THE BUILDING´S ACTIVITY ANYTIME (THREE CONSULATES ANT THE HEADQUARTERS OF AN IMPORTANT COMMUNICATION GROUP: TELEVISION, NEWSPAPER AND RADIO, ARE ESTABLISHED HERE). THE SYSTEM DESIGNED ALLOWED THE CONSTRUCTION WORK TO BE CONCLUDED IN 14 MONTHS.

AN OFFICE BUILDING LOCATED IN WTC ALMEDA PARK IN CORNELLÀ DE LLOBREGAT.CENTRAL HEADQUARTERS OF REVLON.WITH A CLEAR GEOMETRY, A CONCRETE AND GLASS MESH FLOATS 4 METRES FROM THE STREET. INSIDE, TWO WIDE ATRIOS SERVE THE INNER OFFICES. THE FACADE IS A COMBINATION OF WHITE CONCRETE PANELS AND ALUMINUM CREATING A VERY ORGANIZED MESH, IN CONSTANT CONTRAST WITH THE ARBITRARINESS OF THE OPENED/CLOSED WINDOWS DURING DAYTIME AND LIGHTS AT NIGHTIME.

AN OFFICE BUILDING FOR PERMANENT OR TEMPORARY RENTAL, ALL PREMISES ARE MODULAR AREAS TO ALLOW MAXIMUM FLEXIBILITY. ALSO INCLUDED ARE COMMON AREAS, TOILET ROOMS, INSTALLATIONS AND SERVICES SUCH AS MEETING ROOMS, CAFE-RESTAURANT, MULTI USE SPACES, ETC..., WITH CENTRALIZED SERVICE MANAGEMENT. THE MAIN PLAN TYPE IS A CLEAN, OPEN AREA, PREPARED TO BE SEGMENTED IN MODULES OF A MINIMUM AREA OF 50 M2, ALWAYS WITH FACADE FACING TO THE SOUTH. THE USE OF A LIGHTENED REINFORCED CONCRETE SLAB FOR THE STRUCTURE ALLOWS WIDE SPANS, MAKING EASIER THE TASK OF DIVIDING UP THE DIFFERENT MODULES. THE OUTSIDE SKIN CONSISTS OF A HANGING METAL PANEL FACADE, WITH WIDE OPENINGS FITTING THE INNER GLASS WINDOWS. THIS METAL FACADE IS SEPARATED FROM THE INNER ONE BY A 60 CM GATEWAY, ACCESSIBLE TO THE MAINTENANCE TEAM FOR CLEANING AND REPARING. THIS TYPE OF DRY INDUSTRIALIZED CONSTRUCTION PROVIDES AN IMPORTANT IMPROVEMENT IN EXECUTION TIME. THE FINAL SOLUTION GIVES AN INDUSTRIAL CHARACTER TO THE BUILDING ( TYPICAL IN THE AREA WHERE IT LOCATES) WITH A CERTAIN TECHNOLOGICAL COMPONENT, ACHIEVING A GOOD CONTROL OF LIGHT AND TEMPERATURE INSIDE, ALWAYS BASED ON A SIMPLE, COLORFUL, ORGANIZED IMAGE.

THE ASSIGNMENT WAS TO DESIGN A GROUP OF OFFICE BUILDING IN AN EMERGING BUSINESS DISTRICT (22@) IN BARCELONA. THE VOLUMETRY, REGULATED BY THE DISTRICT´S MASTER PLAN, LOCATES THE MAIN BUILDINGS ON THE LIMITS OF OUR PLOT, HIGHLIGHTING THE CORNER BOLIVIA- SELVA DE MAR WITH A 13 STORY HIGH TOWER. THE INNER PART OF THE BLOCK REMAINS AS AN OPEN SPACE TO WHICH SEVERAL ARCADES AND PASSAGES GIVE ACCESS, PERMITTING A FREE CIRCULATION AND CONNEXION WITH OTHER PUBLIC SPACES NEARBY, RECOVERING IT FOR PUBLIC USE. TWO TEXTURES FOR THE OUTSIDE SKIN, PRECAST CONCRET AND SCREEN GLASS IN DIFFERENT POSITION AND PROPORTION ALLOWS A UNIFORM TREATMENT FOR ALL THE BUILDNGS, INCLUDING FACADES, DECKS AND OUTSIDE PAVEMENTS. THIS PROVIDES A MORE SOLID IDEA OF GROUP. A SYSTEM OF GATEWAYS SUPPORTS THE SOLAR CONTROL SYSTEM OF GLASS LOUVERS, MAKING EASIER MAINTENANCE AND CLEANING. ALL DECKS ARE THOUGHT TO BE COOL ROOFS, WITH A SYSTEM OF SOLAR PANELS AND CONCRETE OVER THE VENTILATED CHAMBER. IN THE PLANNING OF ALL THE COMPLEX, AND FOLLOWING THE CLIENTS PRESCIPTIONS, WE TRIED TO PROMOTE THE FREE PLAN WITHOUT COLUMNS, OPTIMIZED COMMUNICATION CORES AND A LIGHTENED STRUCTURE TO REDUCE WEIGHT. IN FACT, COLUMNS ARE INCORPORATED AS PART OF THE OUTSIDE SKIN, WHILE THE CENTRAL CORE WORKS WITH THE STRUCTURE AS A RIGID ELEMENT TO COUNTERACT WIND FORCES.
